The Trade-offs
- Distance from everything. Sylmar is far from the central Valley, and even farther from Hollywood, the Westside, and Downtown. If your daily life requires being in central LA, the commute from Sylmar will test your patience, especially during rush hour on the 5 or 14 freeways.
- Heat. Sylmar sits in the northern Valley where summer temperatures are among the hottest in LA. Triple-digit heat is routine in Sylmar from June through September, and cooling costs are a real budget consideration.
- Limited commercial amenities. Sylmar has basic shopping and dining along Foothill Boulevard, but the options are limited compared to more developed Valley neighborhoods. For serious shopping or dining variety from Sylmar, you are driving south.

Not a 5,000-square-foot lot with a patch of grass, but genuine room to live, build, and breathe. Sylmar is where that exists within Los Angeles city limits. I have helped families buy in Sylmar who came from apartments in Van Nuys and could not believe they were getting a house with a half-acre lot for less than a million dollars. Sylmar is not convenient to central LA, and I will never pretend it is.
