That wedge is actually in 91325 Northridge, not 91406 Lake Balboa, despite how it appears on the LA Times map. If you are shopping the edges, verify the ZIP code and official neighborhood designation before assuming a property is in Lake Balboa.

Lake Balboa is represented by Council District 6 and sits primarily in the 91406 ZIP code. It borders Van Nuys to the east, Encino to the south, Northridge to the north, and Reseda to the west. After 15+ years of selling real estate in this neighborhood and serving on the Lake Balboa Neighborhood Council, I think about Lake Balboa in four quadrants. It is the most useful way to explain why two homes a mile apart can price very differently, and it is the framework I walk every buyer and seller through before we look at a single property.

Quadrant 1: The Premium Southwest Pocket. Bounded by Sherman Way to the north, Victory Boulevard to the south, White Oak Avenue to the west, and just east of Balboa Boulevard at the LA River basin to the east. This is the highest price-per-square-foot zone in Lake Balboa. The most desirable streets sit here, especially the blocks closest to Anthony C. Beilenson Park. Big lots appear throughout Q1, which is part of why ADU and SB-9 play work so well on these blocks.

Quadrant 2: The Northwest Value Pocket. Bounded by Roscoe Boulevard to the north, Sherman Way to the south, Louise Avenue to the west, and Balboa Boulevard to the east. This is the value play of Lake Balboa. Solid residential character, still west of the airport, with prices that typically run below Q1 for comparable homes. Big lots show up here, too, extending the ADU opportunity beyond Q1.

Quadrant 3: The Northeast. Bounded by Roscoe to the north, Sherman Way to the south, roughly Woodley Avenue to the west, and the 405 Freeway to the east. This is the roughest of the four quadrants, east of the Van Nuys Airport. More industrial land use and multifamily mixed into the residential fabric. Lower price point, heavier investor activity, and a different market character than the western quadrants.

Quadrant 4: The Southeast. Bounded by Sherman Way to the north, Victory to the south, just east of Havenhurst Avenue to the west, and the 405 to the east. East of the airport, south of Q3. A mix of industrial and multifamily along the major arteries with bigger lots folded in on quieter residential streets. Pricing is variable and block-by-block.

The Van Nuys Airport and the LA River basin act as a natural east-west divider. Quadrants 1 and 2 sit west of the airport. Quadrants 3 and 4 sit east. Sherman Way splits the north (Q2 and Q3) from the south (Q1 and Q4).
