Young families are increasingly discovering Tarzana as well, drawn by the combination of good schools, safe streets, and home prices that are more approachable than neighboring Encino. What You Will Love

The Tarzana feel. Tarzana has a distinct personality that sets it apart from its neighbors. The streets in Tarzana are quieter, the commercial areas are smaller scale, and the residential blocks have a peacefulness that is hard to find this close to the center of the Valley. Tarzana does not feel like a suburb. Tarzana feels like a retreat.

Ventura Boulevard corridor. The Tarzana stretch of Ventura has evolved into an excellent dining and shopping destination. From high quality sushi to Persian restaurants to neighborhood cafes, Tarzana holds its own on the food front. The commercial corridor through Tarzana is well maintained and feels welcoming without being overly commercial.

Medical district proximity. Providence Tarzana Medical Center anchors a medical corridor that provides Tarzana residents with excellent healthcare access. For families with health needs or medical professionals looking to live near work, Tarzana is perfectly positioned.

Mountain adjacency. Tarzana backs up against the Santa Monica Mountains on its southern edge, which means hiking access, canyon views, and the kind of natural beauty that adds genuine quality of life. Tarzana residents can be on a trail in minutes without driving across the Valley.

Value relative to Encino. Tarzana offers a very similar lifestyle to Encino at a noticeable discount. The lots are comparable, the schools are strong, and the neighborhood feel is just as polished. Tarzana is where savvy buyers go when they want the Encino experience without the Encino premium.

The Trade-Offs

Lower name recognition. Tarzana does not carry the same cachet as Sherman Oaks, Encino, or Studio City. Some buyers overlook Tarzana simply because they are less familiar with the neighborhood. For current Tarzana homeowners, this is frustrating. For buyers, it is an opportunity.

My advice for Tarzana buyers: look at the streets south of Ventura, particularly the areas near the mountains.
