Encino families tend to be deeply rooted. It is common to meet Encino residents whose parents or grandparents also lived in Encino. Young families with means are increasingly choosing Encino over the Westside, realizing that Encino offers the estate-style living that places like Brentwood charge twice as much for. Encino is not a starter neighborhood. Encino is where people land when they have figured out what they want.
What You Will Love
The homes. Encino has some of the most impressive residential real estate in the entire Valley. From mid-century ranches on half-acre lots to gated estates south of the boulevard, Encino housing stock is a cut above. Encino is where you find the pools, the tennis courts, the guest houses, and the kind of mature landscaping that takes decades to develop.
Balboa Park access. The Encino side of the massive Balboa Park complex gives Encino residents access to the golf course, sports facilities, the lake, and miles of walking and biking trails. Encino families use this park constantly, and it is one of the best outdoor amenities in the city.
Ventura Boulevard dining. The Encino stretch of Ventura Boulevard has excellent restaurants and shopping. From upscale sushi to neighborhood Italian, Encino holds its own on the dining front. The commercial corridor through Encino is well maintained and feels a step above many Valley stretches.
Privacy and space. Encino lots are generous. If you need room to breathe, Encino is the Valley neighborhood that delivers. Many Encino properties sit behind hedges, walls, and mature trees that create a sense of seclusion you simply cannot get in denser neighborhoods. Encino is where space is a standard feature, not a luxury upgrade.
Top tier schools. Encino feeds into some of the strongest public schools in the Valley, including Lanai Road Elementary and Hesby Oaks. Encino also has proximity to premier private schools like Crespi, Our Lady of Grace, and the Bridges Academy. Education options in Encino are genuinely excellent.
The Trade-Offs
Price. Encino is expensive. The median home price in Encino reflects the quality, but it also means Encino is not accessible to every buyer. South of the boulevard Encino can easily run $2M to $5M or more, and even north Encino has climbed significantly.
Quiet can mean too quiet. Encino does not have the walkable nightlife energy of Sherman Oaks or Studio City. If you want to walk to bars and restaurants on a Friday night, Encino might feel a little sleepy. Encino is designed for people who prefer hosting at home over hitting the town.
The 101 runs right through it. The Ventura Freeway bisects Encino, and homes near the freeway corridor deal with noise and air quality concerns. Location within Encino matters enormously. South Encino and the hills are a different world from the blocks adjacent to the 101.
